The houses are to be constructed on reinforced concrete pad/raft or strip foundations, making due consideration for any limitations caused by the adjacent cliff cage to the north side of the site.
It is anticipated that external walls will be constructed of light gauge steel framework which will be clad externally with sheathing, waterproofing membrane, insulation and finished with ‘STO’ or similar self coloured acrylic finish.
The roof will be similarly constructed of light gauge steel trusses a the roof finish of Spanish interlocking tiles (as Tejas Boria or similar).
The roof space is to be suitably thermally insulated.
Provision is to be made for brackish water storage tanks to feed the toilet flushing system in each property.
It is envisaged that the ground floor will be of reinforced concrete ground-bearing construction whilst suspended floors will be of light gauge steel joists. Floors are to incorporate appropriate acoustic insulation.
To be of stud construction and are to be clad with plasterboard left ready for decoration. Cavities are to be filled with acoustic insulation.

To boarded or carpeted floor areas skirtings are to be either softwood or mdf, finished suitably for painting, whilst to tiled areas ceramic tiles are to be used.
Are to incorporate partial hanging space and part shelving/drawers and are to be fitted with horizontal sliding or hinged doors as Embrace by Symphony (101 Ltd) or similar.
All floors except kitchen, bathrooms, w.c’s and utility rooms are to be finished with multi layer hardwood flooring over underlay as Boen 15mm Select or similar.
Floors to remaining areas are to be finished with Porcelanosa or similar ceramic tiles.
As an alternative (subject to purchaser’s choice) bedroom floors maybe carpeted over underlay.
To be plasterboarded to receive decoration.
Furniture and fittings are to be as ‘Marari Shaker’ range (101 Ltd) or similar with solid wood doors, high and low level cupboards and resin jointless worktops.

Communal walkway and steps to north side of houses
Reinforced concrete steps with rendered and painted concrete blockwork on strip foundations. Finish as per remainder of external paving.
Each house is to be provided with a level garden which is to be grassed to the south side of each house.
Levels are to be created by retaining walls between properties of ‘Breinco’ concrete blocks or similar with balustrading over.
Each garden, car parking area and swimming pool terrace are to be planted with semi-mature trees (1 per garden) as required by GONHS.
All planted areas are to be prepared with a minimum of 300mm imported top soil.
There is to be a combined foul and surface water system to the south side of the property connecting to the existing system to the south west of the property. To the north side of the property the surface water is connected to an existing surface water drainage channel.
