Concept / Target Market:
The first step to any project be it a property development or other is to develop a concept. In order to achieve this, the right partnerships have to be created. BMI has played a key role in the concept creation of developments in Gibraltar. Through our agency we are able to keep a finger on the pulse of the market and in turn advise our clients accordingly. A direct example of a failure to do this can be seen in the over-development of apartments in the Costa del Sol (Spain), where most developers aimed at the second home / rental market which consists of small two bedroom apt’s – the result is that today we too many similar developments all aimed at a market that was active many years prior and therefore no longer in demand. It is paramount that there is a clear vision with real data that supports the market that has been identified.

The initial key objective is public awareness & most importantly creating the right first impression for the scheme. In light of the substantial increase in proposed property development over recent months, it is crucial that the overall concept is carefully designed and allows the development to stand out.

Because of the nature of the local market, there needs to be a balance in the marketing that one sets out to achieve. We believe that word of mouth is the most effective tool in marketing and is especially so in Gibraltar, however, to create positive word of mouth before during and after the product creation, is no doubt the hardest goal to achieve.
