- STRUCTURE
- Foundations: Reinforced concrete raft foundation.
- External walls: Light gauge steel framed walls with highly insulated cavity construction.
- Floors: Light gauge steel joisted suspended floors with acoustic quilt insulation.
- Roof: Light gauge steel trussed roof with traditional terracotta tiles laid on a waterproof membrane with fully insulated roof space.
- FINISHES
- External walls: Sheeted and insulated externally and painted with a high quality acrylic self-coloured coating requiring the minimum of maintenance. Internal faces are finished with plasterboard decorated.
- Internal partitions: Light gauge steel studding with insulated cavity faced both sides with sound absorbing board, plasterboard and decorated.
Walls to bathrooms will be partially tiled with Porcelanosa ceramic tiles.
Areas of utility room and kitchen will be similarly tiled.
- Floors: Boen hardwood boarding to all floors other than the kitchen, bathrooms and utilities, which are to be finished with Porcelanosa ceramic tiles.
- Ceilings: Plasterboard and decorated.
- External floor areas: Balconies and terrace will be finished in non-slip stone tiles by Porcelanosa.
- JOINERY
- Internal doors: Hardwood veneered or painted.
- Windows: Andersen timber double glazed vertical sliding sashes throughout with a white maintenance free finish.
- External doors: Doors to balconies and terraces will be either sliding or outward opening by Andersen of similar construction and finish to windows.
- Staircase: Varnished or painted hardwood to a bespoke design.
- Fitted furniture: The kitchen and utility room are fully fitted with state of the art Mirari units with silstone type work surfaces. Equipment by Bosch includes double oven and ceramic hob, extractor unit, integrated refrigerator, freezer, dishwasher and washing machine with built-in microwave. Sink units are integrated in the worktops providing a seamless finish.
- Wardrobes: Bedrooms are to have fitted wardrobes which will be fully fitted with shelves, hanging rails and drawers.
- Sanitary Ware: Sanitary ware is all selected from the latest selection of glazed porcelain by Duravit. Polished metal fittings include heated towel rails. Taps are from the Hans Grohe range.
Bathrooms are also fitted with Duravit hardwood veneered vanity units.
- Fireplace: The lounge will have a state of the art gas fired fireplace set in a modern decorative surround.
- Plumbing installation: Pipe work in p.v.c. throughout is totally concealed. Hot water is via a 200 litre cylinder installed in a flow and return system to ensure immediate hot water supply.
- Electrical installation: Will comply completely with the latest IEE Regulations and will include:

Low voltage spot lights throughout house.
Under floor heating to bathrooms.
The house will be fitted with a high quality adaptable home automation system. This will include a central control unit and a wall mounted touch panel screen (additional touch screen controls can be added). This system will control the following installed items.

Video surveillance system covering front door, garage area and swimming pool.
Lighting and dimming control in principle rooms.
Distributed high definition television (cabling only installed to all principal rooms and bedrooms).

- External areas: The gardens will be landscaped and will include the planting of young spot and screen plants bordering a turfed lawn and ensuring your privacy.
- Swimming pool: The swimming pool is set in the landscaped garden with a slip tiled surround and will include a low maintenance ionclear purification system with automatic dosing.
- Other facilities: Centralised vacuum cleaner covering whole house.

Data line surge protector installed in the telephone box helps to protect telephone, computer or fax in the house from all types of surges including lightning.
